The year is moving right along. Wow! Time Flies! We have launched the discount listing system for non corporate clients. Our system has been implemented and owners have experienced our cutting edge platform to get your property sold at the highest price with the least amount of fees.

Here is the cliff note version of the system. You will be charged 1% for the listing commission plus a Co Op commission of 2 - 3% at closing. Your property will be marketed in 5 multiple listing services: Lake Country MLS (Lake Oconee), Athens GA MLS (Athens, Lake Oconee), GA MLS (State of GA), EZMLS (Whole State)  and the First Multiple Listing Service. (State of GA) This is a total of 4 MLS systems which exposes your property to hundreds of search engines. We enter your property in the MLS, solicit offers, negotiate, accept one, close, and move on. Save thousands in fees. When making a decision on a REALTOR, ask them about the MLS systems they use, how many transaction they have closed, and how long they have been in the industry. Mine is 5 MLS, 5,900 transactions, and 28 years. My real estate license number is 150291. Compare my experience with these "professionals" with license numbers in the 200 - 300,000 range. 

Let's say your house sells for $225,000.00. With a local company, or national franchise, you wil pay $13,500 - $15,750.00 at closing. With Property Systems you will pay +/- $7,800.00 at closing. The $7800.00 is a +/- 55% savings and a lot more money for your down payment on your next property. If we find the buyer, the savings will be greater. How can I provide this service? I am banking on providing this service to you, and you telling more people about it. Volume is my model.  Referrals from you equals more volume.

I also have a relationship with an auctioneer and can market your property as an auction with a reserve price. This is where you set the minimum price, and allow buyers to compete. The fees vary.

Lastly, and just so you know, I personally sold my big house in 2014 on Lake Oconee, and now live in a smaller home with no mortgage! I made a move that I felt was in my best interest. I will help you pay off your mortgage too.

Please read my personal thoughts on what I see in the real estate market, which can be interpreted for your particular situation. Take my knowledge and make a decision. Bottom line, the system has handled 5,900 transactions and works. I will now put the system to work for you at a discount.

Keep reading! My recommendation is to list and sell soon, before you are competing with the Big Banks, Wall Street hedge funds, rising interest rates, Affordable Housing Integration, and your neighbor!

If you own a property and want to sell, please consider marketing it before the playing field changes. The playing field will change! No one knows when, but it will change. The changes are simple. More supply, brokers being pushed out of the business, fewer mortgage choices, and the big probability your big bank will be in the real estate brokerage business. Walk into a big bank, and their in house real estate person or affiliate will be there to say, "Have a nice day", and "Welcome to BIG BANK" , "Can I help you today Mr. and Mrs. Customer?" "We want to lure you in so we can get your mortgage and make you a slave."The best analogy when you sell your property alone is similar to a new Wal Mart coming to your town. Think of yourself, as you are an old timey hard ware store, and you are trying to compete against this new Wal-Mart down the road selling the same items. You cannot compete against big corporations.

Today, the good news is real estate prices are rising as we speak by artificially curtailing supply. This is the window that is open for you.

1. BIG BANKS & CORPORATE ENTITIES - Sell before the big banks and hedge funds place their assets on the market. The banks sold their problem defaulted properties after the crash of 2008 to hedge funds for 20 cents on the dollar, and were made whole for most of the loans through FDIC insurance on the back end. These entities have been slowing supply on the market purposely to raise prices and have been renting the assets. Have you noticed strange rental signs in your area? Ultimately, when it is time to sell, these entities will offer financing you cannot compete with as an individual. Financing sells property. You still have a window before these macro changes occur.

2. RISING INTEREST RATES - HELOC - Home Equity Loan - Student Loans - If applicable, check your notes, and see when the rate adjusts. Loan interest rates are designed to increase based upon an index. When your interest rate adjusts up, so will your payment. Can you handle your property with a higher payment down the road? On the flip side, the student loan debt will decrease the buying power of first time buyers. Rising interest rates work against both buyers and sellers.

3. AFFORDABLE HOUSING INTEGRATION PROGRAM - This is the latest program to be announced by the White House. This is a government program coming to a neighborhood near you. The program will allow people who qualify to be given a home anywhere. So that means your neighborhood. Subsidized housing F/K/A Section 8 is a government program to give applicants a home for reduced amounts. My prediction is the Hedge Funds will sell back the properties they bought for 20 cents on the dollar to the local municipalities and HUD for this program. If there is a zombie foreclosure or a vacant property sitting for a while, it will be part of the program.

4. DO YOU WANT TO COMPETE AGAINST THE COMBINATION OF CORPORATIONS, THE FEDERAL RESERVE WITH INTEREST RATES AND A CHANGING PLAYING FIELD? No! Again, you have a window to sell with a smaller supply of properties.
